Buying Land in Juja Farm: Prices, Areas and What to Check in 2026

Juja Farm is not one place. It is six or seven small places with their own names, their own prices and their own problems, and people who treat it as a single area usually overpay in one part of it or get disappointed in another.
We sell here most weeks. This is what we would tell a relative.
Where it is and why people buy
Juja Farm sits off the Thika superhighway, through Juja town, roughly 35–40km from Nairobi. The draw is simple arithmetic: you can still buy a full 50 × 100 with a ready title for less than the price of a 40 × 80 closer in, and you are a reasonable drive from Juja town, JKUAT and the highway.
What has changed in the last few years is that it stopped being purely farmland and started becoming neighbourhoods. The photographs on this site show it: permanent homes, walled compounds, flats going up at the commercial centres.
The areas, and what they cost
Prices below are what we are genuinely transacting at in late 2026, not asking prices. Every one of these comes with a ready title deed.
Kwa Murage: from about KSh 900,000
The entry point. Walking distance to Juja Farm town, which is why plots here move fast despite being the cheapest on our list. Expect to pay around KSh 900,000 for a 50 × 90. If price has been the thing stopping you, this is where to start looking.
Kwa Mumba: about KSh 1.2M
Level ground, water and electricity on site, and the area is filling in steadily. A 40 × 90 is typically KSh 1.2M. A lot of first plots get bought here.
Kona ya Maji: about KSh 1.4M
Named for the water, which tells you something useful. The junction itself is commercial, with foot traffic and shops, so plots at the corner carry a premium over those set back. A 40 × 80 at the junction is around KSh 1.4M.
Mwireri: about KSh 1.7M
Our pick for family buying. A 50 × 100 runs about KSh 1.7M, and the neighbours have already built permanent homes, which is the single best signal an area gives you. Quiet, level, and close enough to the tarmac to matter.
Mastore: KSh 1.7M to KSh 2M
The commercial heart of Juja Farm. Flats on both sides of the road, a shopping centre, and the prices reflect it. Commercial 40 × 80 plots run to about KSh 2M; residential 50 × 100 a little under that. If you are buying to build rentals, this is the address.
Juja Farm town: about KSh 2M
Closest to the schools, shops and the matatu stage. A 50 × 100 here is around KSh 2M. You pay for convenience, and if you have children it is usually worth it.
The one question that matters most here: water
If you remember one thing from this article, remember this. Water in Juja Farm is not uniform. Some streets have piped supply right there. Others are on boreholes. Others depend on bowsers, and in a dry month that becomes a real cost and a real inconvenience.
So: ask the neighbours, not the seller. Knock on two gates. Ask what happens in January. People will tell you the truth about water because they live with it.
Then ask the same about the access road in the rain. Juja Farm soil holds water, and a road that is fine in October can be a different proposition in April.
The checks that matter in Juja Farm specifically
- Do the search. Every time, no exceptions. KSh 500 and a few days. We walk through it in how to do a land search in Kenya.
- Land Control Board consent. Much of Juja Farm is still classified agricultural, so the transfer needs board consent. The board sits on set dates, plan for it rather than being surprised by it.
- Beacons, all four. Subdivided land shifts. Walk the boundary with the seller and, if beacons are missing, get a licensed surveyor to re-establish them.
- Succession, if the owner has died. Family land being sold by a son with no confirmed grant is the commonest way people lose money in this area. No confirmed grant, no sale.
- Spousal consent. Where the land is matrimonial property, both spouses need to consent to the sale. Get it in writing, witnessed.
What we think Juja Farm is worth
Honestly? For a buyer who wants land they can build on in the next five years, it is one of the more sensible corners of the Thika Road corridor. The price per square foot is still well below Ruiru and Kenyatta Road, the titles are generally clean, and the area has clearly turned the corner from farmland to neighbourhood.
For a pure speculator hoping to double money in eighteen months, probably not. The big jump in Juja Farm has already happened. What is left is steady.
Either way, go and stand on the plot. Go on a weekday, go again when it rains, and talk to the people who already live there. No article replaces that.
